Why Chris Ormsbee?

My name is Chris Ormsbee. Diane Haynes and I make up the Montrose Gold Team. Our goal is to make your next real estate transaction as stress free and pleasant as possible.
Diane and I work full time Selling Real Estate in Western Colorado. We work for the number 1 recognized franchise "Century 21". My office is Century 21 Action Realty. We are located at 1245 E Main St. Montrose, CO 81401. My primary focus is the Montrose area, but I also service Ridgway, Ouray, Delta, Olathe, North Fork, Surface Creek, Telluride, Cimarron and the West End of Montrose.
I am familiar with the Montrose Area and Colorado in general. I grew up here. I moved to Montrose the first time when I was 12 (in 1976) and saw the difference between country rural life as compared to the "big city". I moved back in 1993 after leaving for college and working in the Denver area for 7 years.
I have loved Real Estate since I was a child and grew up reading MLS Books as my Mother was a Realtor and my Grandmother was a Realtor.
In 2005 I had a career change. I attended Jones Real Estate College (now Kaplan) and I got my Real Estate License in May of 2005 from the State of Colorado.
My former careers in Computer Science, Trash Hauling and Tower Fabrication and Erection give me a broader perspective on Real Estate, but my best Real Estate Experience I can share is my personal investments and projects I have done over the years.
I bought and managed a 6-plex in Wheatridge right out of college. Did short term commercial loans on this property, and ended up subdividing it into a 4-plex and a 2-plex in order to get an FHA 203K Rehabilitation Loan on both properties.
I have bought raw land and visualized and planned, the road, electric, septic, the well, supervised the entire construction of a 5,000 SF Home and a 2,500 SF Heated Shop (that matched the home). I was involved daily in the process from excavation, to pouring the basement, to framing, to plumbing, to electrical, central vac, alarm and sound system installation to the dry stacking of native rocks for terraced landscape.
I have bought speculative land, negotiated with the City and State regarding "Eminent Domain" takings for roadways. I have rezoned property. I have taken property through the preliminary plat subdivision process... then we pulled the plug due to legal issues (that you don't want)
I bought a vacant old warehouse, gutted it and remodeled it, got a variance for landscaping and signage, rented it out and managed this property for 7 years. Sold the property in a divorce as part of the Asset Division and Settlement.
Since getting into real estate, as a Realtor I have helped clients sell their homes, buy the perfect home. I have helped clients strategize regarding their investments and what is right for their lifestyle.
I take tons of Continuing Education classes and also buy "Investor" based training materials from Non-Realtor Sources. I want to always know what the Get Rich by Investing in Real Estate Gurus are teaching and pitching at any given moment... and many of them have very good creative ideas for finding properties and clients or structuring creative deals. Plus I am very open minded and supportive of someone just getting started. If you just got Carlton Sheets course, don't be afraid to call me, I will still treat you with the respect and dedication you deserve. Just realize as a licensed Broker in the State of Colorado, I cannot fill out any old document. We cannot use anything but state approved forms, so you either need to do your own "creative contracts" or get an attorney to draft these up on your behalf. But we can still show you property and present your "creative offer" within the context of our contract and usually can get the job done. Obviously it has to make sense to both parties.

I specialize in marketing and number crunching. I love spread sheets.
I especially like helping investors find good deals on foreclosures or bank owned properties (REOs). I have taken a lot of Foreclosure, Short Sale and REO training. My partner Diane is connected with several Banks and Asset Management Companies and frequently gets these REO listings. I help her in determining value and required repairs and ultimately in marketing the properties for sale and finding buyers.
My favorite type of property for investment purposes is Commercial. I don't have a CCIM but I do have a lot of commercial experience and training.
I am what I would consider a "Foreclosure Specialist" and have succcessfully closed Short Sales, REO purchases and have assisted people with Loan Modifications.
I like helping people find just the right area and home... Do they really want country or city living... Do they really want a new or newer home, or is a fixer upper really ok? Our area has a vast variety of different landscape and to some extent even lifestyles... There are many covenant controlled neighborhoods that dictate how long your garage door can be open, and there are many non-covenant controlled neighborhoods or country areas where people pile their junk high and might use a tarp and some tires to fix the leak on their roof. These can be right next to a beautiful new 2500 SF home in some cases...
I enjoy helping people try to sell their businesses and property together and understand how to present the data in an honest but favorable light.
My biggest problem is I want to buy so many of the properties that I show or list and there just isn't enough time or money to do it all...
